One Week on Market: Sale of 113 Lots in Marion County Near Ocala

After one week on the real estate market, this 113-lot development came to a transaction close in early February 2010. Sold by Fifth Third Bank to The Deltona Corporation, the property is part of the Heath Brook PUD/DRI and is one of the phases of the project with finished lots.

Located near SR 200, this is a beautiful growing area of Ocala with new residential developments and beautiful horse farms.

Both the buyer and the seller were represented by sales associates of Coldwell Banker Commercial Saunders Real Estate. The buyer was represented by Clay Taylor and David Hitchcock. The seller was represented by Clay Taylor, David Hitchcock, and Dean Saunders. The property sold for $904,000.

Clay Taylor, sales associate states, “It is a sign of the economy that we are handling many bank-owned properties right now but it is good to get these properties back into the hands of individuals who will create viable development and use of the land for the community.”

Large Acreage Sells for $4 MIL in Highlands County Shows Upward Trend in Land Sales Activity

Dean Saunders, owner/broker, and David Hitchcock, Sales Associate at Coldwell Banker Commercial Saunders Real Estate in Lakeland, FL, announce the sale of 1162 +/- acres of land in Highlands County. West of Lake Placid on SR 70, the Lake Placid Ranch transaction closed January 2010 for $4,183,200.

This beautiful tract of land, part of which was a former dairy, is located on the Ridge and is ideal for pasture, recreation, cattle ranch, dairy farm, or farming. State-owned and conservation lands partially surround the property for tranquil and beautiful landscapes.


The seller was the McJunkin Family Limited Partnership and the buyer was Heart Groves. CBC Saunders Real Estate represented both the buyer and the seller with Hitchcock representing the buyer and Saunders and Hitchcock representing the seller.

There are buyers out there who have been waiting for the right time and now is the time.” For the two months since January 1, 2010, CBCSRE has transacted six leases and six land properties for a total of nearly 1200 acres to start the year with over $7 MIL in closings.

Polk County $1.4 MIL Land Sale Jump-starts the Year with 115 +/- Acres Sold Near Lake Wales


Coldwell Banker Commercial Saunders Real Estate Sales Associate, David Hitchcock, announces the closing of 115 +/- acres of land near Lake Wales in Polk County. The property is a producing Valencia grove located on SR 60, west of Lake Wales.

Morrison Partnership and the Bryan Paul Family Limited Partnership sold the property to Brent and Betsy Monk for $1,450,000. The closing was in January 2010. Hitchcock represented the seller and Harmon Realty of Winter Haven represented the buyer.


The property has been the topic of discussion with the City officials of Lake Wales regarding a potential Industrial Land Use with annexation. This will allow the property use to expand to industrial and residential uses for future development. City water and sewer are planned for the area. The property is near the Pollard Road entrance to the new CSX Integrated Logistics Center.


At a time when real estate in general and land transactions in particular have been sluggish, Hitchcock acknowledges that the land market for large acreage is slowly becoming more active.
Hitchcock continues, “We are seeing more activity right now as the year starts and look to a better year this year for land sales.” Since January 1, 2010, CBCSRE has transacted six leases and six land properties for a total of nearly 1200 acres to start the year with over $7 MIL in closings. Of those, four closings were attributed to Hitchcock.
