 To help landowners and buyers evaluate the land market, Coldwell Banker Commercial Saunders Real Estate (CBCSRE), is hosting its proprietary  “Lay of the Land, Florida Land Conference” on April 4 at the Streamsong Resort in Polk County.

Recently, the sale of more than 380,000 acres in North Florida for $582 million by CBCSRE, one of the largest in Florida history, shows that landowners across the state need to be knowledgeable of Florida's land values.

At the conference, information will present a verified analysis of land sales across Florida.

Saunders Announces Sale of 380,000 Acres for $562 Million



 
We are proud to announce today that we closed on the sale of more than 380,000 acres of timberland in North Florida for $562 million. Dean Saunders, ALC, CCIM, and Jack Vogel, Coldwell Banker Commercial Saunders Real Estate, were privileged and honored to represent the buyer, AgReserves, Inc. in this historic transaction. St. Joe Company was the seller.

This is one of the largest Florida real estate deals in recent history.

Agreement for $565 Million Purchase of 382,834 +/- Acres



Dean Saunders, ALC, CCIM and Jack Vogel of Coldwell Banker Commercial Saunders Real Estate in Lakeland, Florida have facilitated the sale agreement on behalf of their buyer, AgReserves, Inc. a tax-paying affiliate of The Church of Jesus Christ of Latter-Day Saints.

The sale agreement is for $565 million for 382,834 +/- acres of timberland in the Florida panhandle. The land is currently owned by the St. Joe Company.

Land Sales Covering Half the State of Florida Total $5.95M by CBC Saunders Real Estate


Announcing recent closings by the brokers and sales agents of Coldwell Banker Commercial Saunders Real Estate in Lakeland, FL that have totaled nearly $6M and covered half the state – closings are for the months of July and August.

$1,300,000 sale, Suwannee County, 910 +/- Acres – Dean Saunders, ALC, CCIM, represented the buyer for a 910 +/- acre parcel located near Live Oak, FL. The seller was represented by Saunders along with Tony Wallace, CF, who is a part of the CBC Saunders Real Estate | Forestry Group and a partner of Natural Resource Planning Services, Inc. The closing date was 8/16/13. The River Acres property is pristine, natural Florida land, which shares a 3.5-mile boundary with the Suwannee River State Park. Ideal for farming and recreation, there is plentiful wildlife for hunting. River Acres is protected by a conservation easement, which maintains and safeguards the preservation of this stunning property.

1,070,415 sale ($13,215 per lot), Hernando County, 81 vacant finished lots, ready-to-build, each on 0.5 acre - Clay Taylor, ALC and David Hitchcock, ALC, CCIM, represented the buyer. The seller was represented by Century 21 Alliance Realty. The sale closed on 8/13/13. The Plantation Palms subdivision is off Drysdale Street in Spring Hill, FL (Hernando County) and located just west of the Suncoast Parkway and the Hernando County Airport.

$1,508,000 sale ($13,000 per lot), Lake County, 116 vacant finished lots, ready-to-build – Clay Taylor, ALC and David Hitchcock, ALC, CCIM, represented the seller and the buyer. The sale closed on 7/31/13. The Chelsea Run subdivision is off Register Road just east of Hwy 441/27 in Fruitland Park, FL (Lake County).

$1,150,000 sale, Hillsborough County, 189 +/- Acres – Dean Saunders, ALC, CCIM, represented the seller on a citrus grove sale. The Carlton Lake Grove, located in Hillsborough County, is a 189 +/- acre producing grove with 43.66 +/- acres of Valencia oranges and 146.2 +/- acres of Hamlin oranges, including 10% resets. The closing date was 7/17/13.

$925,000 sale, St. Lucie County, – 145 +/- Acres – Jeff Cusson, CCIM, represented the buyer for a 145 +/- acre parcel sale located in Fort Pierce, FL. The seller was represented by Nik Schroth with NAI Southcoast, Stuart, FL. The closing date was 7/11/13. The transitional property was a former citrus grove with frontage on Indrio Rd and Johnston Rd. in St. Lucie County. The property was purchased for investment and future development

Richard Dempsey, ALC of CBC Saunders Real Estate Inducted into the Florida Realtors® Honor Society

Richard Dempsey, ALC, sales associate at Coldwell Banker Commercial Saunders Real Estate (CBCSRE) in Lakeland, FL, has been inducted into the statewide Florida Realtors® Honor Society. Dempsey received the Honor Society pin at the 90th anniversary celebration of the Lakeland Association of Realtors® (LAR) at the Eaglebrooke event in Lakeland, Florida.

Florida Realtors® established an Honor Society to recognize active members in their state association for participation at the local and national levels of the Realtor® organization; for activity in the National Association of Realtors’ Institutes, Societies and Councils; for designations earned, educational activities, and political involvement.

Dempsey was voted Realtor® of the Year in 2011 by the Lakeland Area Association of Realtors® (LAR). He was the 2012 Florida Realtors® District 10 Vice President and serves as the Federal Political Coordinator for U.S. Congressman Dennis Ross.  He was the 2010 president of LAR and a past chairman of the RPAC Committee.

Dempsey has been associated with Coldwell Banker Commercial Saunders Real Estate since 2000 and specializes in large acreage tracts, citrus groves, and development properties. His background includes former state certified general appraiser appraising a wide variety of properties.
He has received numerous industry awards for outstanding sales in real estate, including three times in the top 2% worldwide sales associates in the overall Coldwell Banker Commercial (CBC) affiliate network and top #2 rank in the region for sales performance by Florida Gulfcoast Commercial Association of REALTORS® (FGCAR), among others.

Dempsey is a Lakeland native. In addition to his service to the Lakeland Association of Realtors®, he has served on the corporate Coldwell Banker Commercial technology council

Sold! $9.16M 4,071-acre Ranch in Highlands County

Closed this month was the 4,071- acre ranch in Hardee County. Dean Saunders, ALC, CCIM represented the seller. Marty Wohl, sales associate with Heartland Real Estate in Sebring, FL, represented the buyer. The sale was $9,161,842 for 4,071 acres.

The Hardee County ranch, just south of Zolfo Springs is crossed by Charlie Creek, Fish Branch Creek, and two smaller creeks and is covered with native Florida vegetation and wildlife habitats. The entire length of Charlie Creek, which empties into the Peace River, provides the property with 4-miles of frontage on both sides. The ranch is a blend of pasture, farmland, native land, and woods. The property will remain in its present state and will be used for recreation.

Marketing Strategist, Matthew E. Wengerd Joins CBC Saunders Real Estate and CBC Saunders Ralston Dantlzer Realty

Matthew E. Wengerd of Lakeland, FL recently joined Coldwell Banker Commercial Saunders Real Estate and Coldwell Banker Commercial Saunders Ralston Dantzler Realty as Marketing Strategist. Wengerd will be leading the state-wide marketing efforts for the land real estate brokerage and the commercial real estate brokerage, both located in downtown Lakeland.


Wengerd’s previous work for the Polk Museum of Art and the Lakeland Area Chamber of Commerce brings excellent business perspectives, marketing strategies, and design initiatives to the companies. “I’ve been involved in marketing and promotion efforts for non-profits, research pro¬grams, and businesses,” Wengerd says. “I’m incredibly interested in the process of moving someone from stranger-to-friend-to-customer by using new media and the internet, utilizing its power to connect companies to their audience in real-time.”

Wengerd is owner of A Fine Press, a hands-on artisan business where he works with clients to design and create one-of-a-kind custom stationery boutique products. He is a well-known Jazz musician within the local community, who performs Jazz at events all over Central Florida. In addition, he has been an on-air host at WUSF 89.7 radio.

Wengerd graduated from the University of South Florida (Tampa, FL) with a Master of Music degree in Jazz Studies and from Southeastern University (Lakeland, FL) with a Bachelor of Science degree in Music Education.
