Richard Dempsey, ALC Awarded Realtor® of the Year By the Lakeland Association of Realtors®

The highest honor given to any LAR member, the Realtor® of the Year award recognizes members who are active in the association and enhance the profession through service and integrity. They must be faithful to laws and regulations, and the Realtor® Code of Ethics. Richard Dempsey has given years of service to the association and is the Immediate Past President of LAR and the current chairman of the RPAC Committee. He is also the incoming Florida Realtors® District 10 Vice President. Richard serves as the Federal Political Coordinator for U.S. Congressman Dennis Ross.

At the 2011 LAR annual Installation & Awards Banquet held in December 2011, the award was bestowed upon two outstanding Realtor® members, Richard Dempsey and Matt Ruthven.

Dempsey specializes in land, large acreage tracts, citrus groves, and development properties.

Sold: Accessible by Land, Air, and Water, 1,126 +/- Acre Crescent Lake “Old Florida” Acreage Closes for $8.35 MM by Coldwell Banker Commercial Saunders Real Estate

The recent closing of 1,126 +/- acres of rare and unique “old Florida” land was handled by the CBCSRE licensed real estate sales associates John Evans and Richard Dempsey, ALC. 
Sold is the 1,126 +/- acres Crescent Lake property in Putman County. The property is a rare and unique “old Florida” natural land that is accessible by land, air, and sea. It has an unprecedented 1.5 +/- miles of contiguous lake frontage, an interior road system, DOT-approved grass airstrip, and access to the St. Johns River waterway that flows into the Atlantic Ocean. 
The unique mix of natural features offered by this property was on the market for a little over a year. The property was also co-brokered with the Charles Skinner Company.

Richard Dempsey Elected as Florida REALTORS® District 10 Vice President

Richard Dempsey, ALC, REALTOR®, and sales associate at Coldwell Banker Commercial Saunders Real Estate (CBCSRE) for more than 11 years, has been elected to serve as the 2012 District 10 Vice President of Florida REALTORS®. As one of the named vice presidents for the 13 districts in the state of Florida, the announcement was made by FR (Florida REALTORS®), headquartered in Orlando, FL and is the Florida state chapter of NAR (the National Association of REALTORS®).
Richard specializes in large acreage tracts, citrus groves, and development properties. Beginning in 1984 as an appraiser for the Polk County Property Appraiser’s Office and thirteen years as a state certified general appraiser with an agricultural lender appraising a wide variety of properties, his experience includes small residential tracts up to 25,000-acre groves, along with various types of commercial properties all over the state. Having sales and appraisal experience throughout Florida, Dempsey is knowledgeable about the diverse aspects of today’s real estate market.
Richard has received numerous industry awards for outstanding sales in real estate, including twice in the top 25 worldwide among all associates in the Coldwell Banker Commercial (CBC) affiliate network and top #2 rank in the region for sales performance by FGCAR (Florida Gulfcoast Commercial Association of REALTORS®), among others.
Dempsey is a Lakeland native and served as the 2010 President of the Lakeland Association of REALTORS® (LAR). He has been a member of the LAR Board of Directors since February 2007. He has also served as LAR Treasurer, Secretary, and is past Chairman of the LAR Commercial Investment Division. In addition, he has served on the corporate Coldwell Banker Commercial technology council.

Sold: 2,283 +/- Acres Sold in Two Transactions, Two Florida Counties, for Nearly $10M Sold by CBC Saunders Real Estate



 Coldwell Banker Commercial Saunders Real Estate recently closed two transactions of 2,283 +/- total acres in the two Florida counties of Indian River and Okeechobee. Representing nearly $10M in cash transactions by buyers, the ranch and grove sales show that the land market is becoming more active. 

Coldwell Banker Commercial Saunders Real Estate associates who handled the 1992 +/- acre ranch deal in Okeechobee County are Jeff Cusson and Richard Dempsey, ALC. Real Estate Associate Jeff Cusson handled the Vero Beach Ranchette deal in Indian River County.

At 1992 +/- acres, an Okeechobee County ranch recently sold for $8,172,000. The transaction was a cash deal for investment and family retreat. The property sale Included over a mile of frontage on US 98, a 3,500 SF home, guest home, stables and various personal property.  

Vero Beach Ranchette – Indian River County, Florida
In Vero Beach, 291 +/- acres on 82nd Ave. sold for $1.6M. It was formerly a citrus grove and is zoned one unit per five acres with 2000 ft. of frontage on Ranch Road (82nd Ave). This also was a cash purchase for an investment and future family use.

Realtors® Legislative Update 2009

I was honored to be one of LAR's (Lakeland Association of Realtors®) representatives to the 2009 NAR Midyear Legislative Meetings (National Association of Realtors®) in Washington and REALTOR® Days in Tallahassee. I have a deeper appreciation for how blessed we are as a nation to be able to have a voice in how our government operates. When thousands of REALTORS® gather in DC or in state capitals across the country they are noticed.

Our time in Tallahassee this year proved to be especially effective as most of the key talking points we presented to our legislators this year were passed and are awaiting the Governor’s signature.

Senate Bill 360 contained several items that FAR (Florida Association of Realtors) advocated including a two year extension of development permits and impact fee legislation. As of this writing, the Governor has not yet signed the bill. His office originally indicated that he would sign it. However, it appears that he is wavering. Call Governor Crist's office and let him know your viewpoint. It counts!

REALTORS® also had a hand in helping to defeat a very costly proposal known as the “Springs Protection Bill” That bill would have required very expensive wastewater treatment technology and other regulations even though the effectiveness of the technology has not been established and the studies have not been completed.

One of the most interesting and informative forums I attended in DC involved using technology to drive business our way. The forum panel presented the tools and methods that they are using to develop stronger relationships with their targeted consumers by implementing various technology tools. For further information about this forum you can go to the Center for REALTOR® Technology Web Log to see some of the presentations. There are also several valuable links and sources of information there.

I strongly encourage REALTORS® to begin making plans to join us in Tallahassee and Washington next year. As we saw particularly in Tallahassee this year, our united voice can make a difference. In addition, the opportunity to network and attend informative seminars is extremely valuable!

Richard Dempsey Installed as President Elect of the Lakeland Association of Realtors®

Richard Dempsey, Sales Associate and Realtor® with Coldwell Banker Commercial Saunders Real Estate in Lakeland, was recently installed as president elect of the Lakeland Association of Realtors® (LAR) board of directors, serving for one year before taking the helm as president.
