Lake Walk in the Water…a Florida Land to be Remembered

As a place to experience old Florida, the Lake Walk in the Water Ranch is a 2,235 acre site with over 7,000 feet along the south shore of Lake Weohyakapka. “Walk in the water” is the translation of the Indian word “Weohyakapka.” The sand bottom lake is 7,500 acres in size and is widely known for great fishing.

A cultural resource assessment completed by the current owners a few years ago documents that the ranch was actively used for turpentine production. Herty cups were clay pots designed to be attached to pine trees in order to collect the turpentine. Several fragments were found on the site. Shards of several other types of pottery were discovered during the site inspection that indicated the site was also used extensively in the distant past for collecting fish, shellfish, and other wildlife.

In addition to the various artifacts that were discovered near the lake, an artesian well that most likely was used during the turpentine days was found. I have seen some of the pieces of old Herty cups by that well.

A more “colorful” part of the history of this tract is evidenced by the very long, grass airstrip that still exists. Back in the ‘70s, the property was owned by a group that decided to maximize their investment by getting into the importing business. Although the profit potential was pretty high, the federal government didn’t think this was an “appropriate use” and confiscated the property giving the owners an “all-expense-paid long-term vacation.”

After the Feds didn’t need the property any longer, they sold it to a local family. That family used it for many years as a part of a wild game hunting business and cattle production. The property is currently being offered for sale by the present owners.

Today the property has been fenced and cross-fenced and is primarily used for cattle production. About 1,400 acres of the tract have been planted with improved grasses. Various ponds and a small creek provide water for the cattle. About 35 acres have been developed with a good quality citrus grove that adds to the overall tract income.

The 400 or so acres of native woods, pine and palmetto flatwoods provide a great habitat for the numerous turkey, deer, quail and all types of wildlife that call this property home. In addition, a large area in the northwest corner of the tract looks like a quail plantation in south Georgia and has been set up as a perfect place to hunt quail.

Our State has done a great job preserving the lands that characterize native Florida. Whether to preserve natural resources, or protect habitat for Florida wildlife species, that effort has largely been led by Florida cattlemen. Just as important though, the owners of today’s ranches are not only actively using their land to support their families, they are preserving a valuable part of our Florida history. I have heard it said that farmers and ranchers are the first environmentalists. I believe that to be true.

One Week on Market: Sale of 113 Lots in Marion County Near Ocala

After one week on the real estate market, this 113-lot development came to a transaction close in early February 2010. Sold by Fifth Third Bank to The Deltona Corporation, the property is part of the Heath Brook PUD/DRI and is one of the phases of the project with finished lots.

Located near SR 200, this is a beautiful growing area of Ocala with new residential developments and beautiful horse farms.

Large Acreage Sells for $4 MIL in Highlands County Shows Upward Trend in Land Sales Activity

Dean Saunders, owner/broker, and David Hitchcock, Sales Associate at Coldwell Banker Commercial Saunders Real Estate in Lakeland, FL, announce the sale of 1162 +/- acres of land in Highlands County. West of Lake Placid on SR 70, the Lake Placid Ranch transaction closed January 2010 for $4,183,200.

Polk County $1.4 MIL Land Sale Jump-starts the Year with 115 +/- Acres Sold Near Lake Wales


Coldwell Banker Commercial Saunders Real Estate Sales Associate, David Hitchcock, announces the closing of 115 +/- acres of land near Lake Wales in Polk County. The property is a producing Valencia grove located on SR 60, west of Lake Wales.

Morrison Partnership and the Bryan Paul Family Limited Partnership sold the property to Brent and Betsy Monk for $1,450,000. The closing was in January 2010. Hitchcock represented the seller and Harmon Realty of Winter Haven represented the buyer.


The property has been the topic of discussion with the City officials of Lake Wales regarding a potential Industrial Land Use with annexation. This will allow the property use to expand to industrial and residential uses for future development. City water and sewer are planned for the area. The property is near the Pollard Road entrance to the new CSX Integrated Logistics Center.


At a time when real estate in general and land transactions in particular have been sluggish, Hitchcock acknowledges that the land market for large acreage is slowly becoming more active.
Hitchcock continues, “We are seeing more activity right now as the year starts and look to a better year this year for land sales.” Since January 1, 2010, CBCSRE has transacted six leases and six land properties for a total of nearly 1200 acres to start the year with over $7 MIL in closings. Of those, four closings were attributed to Hitchcock.

Commissioned Painting “Peace River Woodies” by Famed Nature Artist, Thomas Brooks Unveiled

The 5th annual CBCSRE BBQ gathered over 200 clients, friends, media, and local and state officials for the unveiling of this special, commissioned painting. The fifth painting in the commissioned series, Peace River Woodies, was presented and guests were treated to a peek at the in-progress 2010 commissioned painting. The 2009 painting, created by naturalist artist Thomas Brooks (www.thomasbrooks.com), joins four other Brooks' paintings in the collection. “As a 6th-generation Floridian, I appreciate the beauty of the land and have worked with Florida land for decades, either with conservation legislative work or in real estate. It is important to capture those images to share the natural beauty of our State with others.”

Brooks’ work is recognized nationally and is selected, among other commissions, by the Florida National Wild Turkey Federation to create a five-year series of paintings for the sponsor Print of the Year from 2007–2011. Thomas was chosen to exhibit as the featured artist at the 2009 Southeastern Wildlife Exposition in Charleston, South Carolina, as well as to create the Florida Christmas ornament for the White House tree in 2009. The works of Thomas Brooks appear in many corporate, public, and private collections, and in many publications.

Q. How would you categorize the market for land sales, currently and over the next year?

A. As has been widely reported, everything is in either recession or the very early stages of recovery.

Traditionally the markets that were most heated are usually the ones that correct the most and are the best places to buy. Land is unfortunately not in that category and trails behind most of the other commercial markets.

Disposable money is not being used for land deals. It’s often said, “Land is the first out and the last in.” However when the recovery is final, there will be a window of opportunity to capitalize on land deals.
