Sold for $3.396 MM: Two Ocala Tracts by CBC Saunders Real Estate

The recent sale of sites 8 and 9 of an 11-property suite located in Ocala, Florida horse country brought $3,396,090.88.

One parcel is a 40 +/- acre upscale townhome development adjacent to Golden Ocala Golf & Equestrian Club, a premier Ocala location. The other is a 319 +/- acre agricultural or commercial property with a variety of uses and only three miles from the Ocala International Airport.

The parcels are a part of an 11-property set of tracts that are individually priced, in close proximity to each other, and are generally residential with some commercial uses. They are surrounded by the nationally-recognized, exclusive, and championship Golden Hills Golf & Turf Club, and the Golden Hills community itself.

The CBCSRE licensed real estate associates who handled the deal are Clay Taylor, ALC and David Hitchcock, ALC. 

The properties were co-brokered with Nick Nicholson of Coldwell Banker Commercial BENCHMARK, located in Jacksonville, Florida. The buyer was represented by Joan Pletcher of Joan Pletcher Realty located in Ocala.

7,200 SF Retail Lease Brings National Tenant to Winter Haven

National tenant, Pet Supermarket is single-handedly brought to Winter Haven, Florida by Realtor®, Darby Craddock. Darby is a sales associate with Coldwell Banker Commercial SAUNDERS RALSTON DANTZLER REALTY, a commercial real estate firm in Lakeland, FL – a sister company to CBC Saunders Real Estate land brokerage.

The 7,200 SF retail lease is the first Pet Supermarket store in Winter Haven and only the third store in Polk County.

As a member of the International Council of Shopping Centers (ICSC.org), Darby networked with Pet Supermarket officials, who mentioned their interest in the Winter Haven area. Her knowledge of the Winter Haven and east Polk County markets was instrumental in approaching the building owner on behalf of Pet Supermarket. The building was not on the market. Over time, she successfully negotiated the long-shot lead and the lease was finalized after many months of working to get both parties to a mutually agreeable contract.
